The first hour of a new deal disappears the same way every time. Someone opens a 60-page offering memorandum, hunts for the rent roll, retypes unit counts and in-place rents into a spreadsheet, then finds that the T-12 disagrees with the marketing page. CRE Pipeline is built to remove that hour, and to make the parts a machine gets wrong visible instead of invisible.

Screen more documents without hiring. A PDF becomes a structured, editable deal record in about a minute, so a broker package can be triaged the day it lands rather than the week it lands.

Check the headline before you underwrite it. Where the operating figures are in the file, the metric is recomputed and shown next to the number the document advertises. A gap between a stated cap rate and one derived from the same statement is the sort of thing that changes whether a deal is worth a model at all.

Trace every number back to its page. Each answer names the page, the section and the field it came from, and cites the original filename. Anyone reviewing the work can check it against the source instead of taking it on faith.

Know when the answer is not there. Missing information is reported as missing rather than filled in with something plausible. A wrong number that looks right is more expensive than no number.
