AvaiBook has been helping property managers for more than a decade now.

We are part of the idealista group, so all our customers can trust in AvaiBook since the most powerful tool for accomodations is our back up.

After that long working with property managers and owners, we know what their needs are.

To cover the first stage of needs, our channel manager allows our property managers to connect to the main OTAs of the market. As preferred partners, we not only share the date information but we have the capacity to create announces and accelerate the on boarding process as well as validations.

By working in one single calendar, our customers save time and get more reservations avoiding troubles and overbooking.

Our connection is XML so besides booking dates, AvaiBook also synchronizes fares and bookings information bidirectionally, users can stablish different rates and fees depending on the OTA they are working with.

We are a spaniard channel manager, so we know what is sought to our property managers. The compulsory registration of guests is carried out automatically as wel as the information is sent to the authorities. 

When it comes to working with vacation rental, there are several characters to take into account.

1.Accomodation files: all the information required to create an advert on any OTA is considered by AvaiBook, so our customers will have quality listing ready to receive more and more bookings.

2. Listing: all the information loaded on the files is shared between the OTAs so that for all fees, season rates, pictures, description, amenities just needs to be loaded or changed once. AvaiBook will update the information on every OTA.

3. Reservations: Once you start receiving bookings, calendars must be closed on every platform you work with, otherwise you can get overbookings and OTAs will fine you. AvaiBook synchronizes the bookings in one single calendar.

4. Calendar: the AvaiBook calendar allows you to work with all the reservations; reservations created by OTAs such as Booking.com, Airbnb, Expedia or Rentalia, reservations created manually and reservations created by the Booking Engine AvaiBook provides you.

5. Guests: by having all the information accessible through the single calendar, you will be able to communicate with your guests easily and automatically. All of the functions are conceived to get to work automatically, however, AvaiBook will always allow you to work manually if you wish so.

6. Other users: what we want is that you, as a property manager, could be able to delegate on AvaiBook and avoid manual work. We neither want you to have more work with your staff, that is why you can also create several users with restricted access so that they can have all the information required to work without bothering you constantly.

7. Owners: we know that when a property manager starts using AvaiBook, can deal with more properties, not always its own. For property managers working for property owners, we have also considered integrating its duties. AvaiBook users will be able to deal with every property owner and have a file with their contract and even calculate the profits for each other. > **Pros**: El trato con los responsables de cada área para el control del programa y su configuración es excelente, son muy muy atentos, profesionales y se preocupan de darte soluciones con bastante rapidez. Realmente recomendable para controlar y gestionar un establecimiento de alojamientos.

> **Cons**: Hecho mucho en falta poder volver a contactar por teléfono con alguien en el momento de tener un problema, ahora sólo es posible a través del chat y esto normalmente hay que esperar un rato o incluso hasta el día siguiente porque ellos van resolviendo incidencias que les entra sólo por este canal, y claro hay veces, sobre todo en temporada alta que hay problemas que corren bastante más prisa y los únicos perjudicados somos los establecimientos si el programa no funciona bien. También es bastante negativo para nosotros que sólo podamos tener asistencia en horario de mañana porque l@s chic@s de omficina no trabajan por la tarde (horario de verano) pero claro que no se nos olvide que esto es un servicio específico para el sector turístico y en verano es precisamente cuando más trabajo hay y más soporte necesitamos.
