Great Software for Self Storage business

Pros

Straight forward intuitive operations. Easy to navigate, easy to find customer information, easy to train others to use.

Cons

It is a bit dated. The software should be easier to customize for our use. There should be an index for hidden buttons and for every day use.

Sitelink not as tech advanced as Storedge

Pros

Nice that it integrates with credit card processing company.

Cons

Was using Storedge prior to property buy out and it was much more ready for digital business. You were able to email and text tenants more easily AND see when they opened them. The paperless lease was much easier as well as exporting documents and photos. The dashboard on Storedge gives a better snapshot of business compared to the reminder/operation page for Sitelink. Storedge processed automatic payments for you as well as invoices, both savings hours of time.

I love the web edition and it is easy to use.

Cons

The vacant unit report could be more simple, be able to remove prorates from report. We only need unit number, size, area, days vacant and price.

The glitches in the system that are apparently ghosts that SiteLink Tech support can't find but have seen that it is happening.

Pretty dreadful experience overall. I could go into details about issues with each of the various services - website development, merchant services, PCI, etc. - but bottom line it is not really technical issues that were ever an issue - it has always been and remains to this day the tremendous lack of customer service, customer responsiveness, customer communications. Maybe it's because i'm a single facility operator, maybe it's because they are growing too quickly and are not growing their support staff quick enough... i don;t know.... but guaranteed i would not wish my user experience with Sitelink on my worst enemy.

Pros

The software is pretty robust and has a lot of really good really strong functionalities, both in terms of moving in tenants and running various reports, and inter connectivity with other adjacent software programs.

Cons

The absolute worst thing about Storable/Sitleink is their customer communications when it comes to coming up the learning curve as a new user addressing questions and resolving issues. Be prepared to spend a lot of time listened to their elevator music because if your experience is like mine you're going to spend a lot of time on hold. The organization is incredibly siloed - so most times the first person you speak to when you call tech support will not be able to address your problem, and will have to forward you and and you'll need to tell the whole situation again and again. I really dread calling tech support because i know that many times (not all times - but most) it is going to consume too much time. So i've turned to sending emails to tech support, and that's fine but you need to manage your expectations, for you may wait days and days and maybe more for turn around. I am user of multiple Storable solutions - Sitelink, merchant services, StorEdge, Sparefoot.... which makes this whole lack of good communications much worse. To be clear, their are good people in tech support once you manage to wade through and find them, i have had good assistance over time. However no one in tech support has a direct line (the sales people however all have direct lines!! if you get my drift) so you're never able to develop a relationship with anyone as a goto person to help address issues.

Reasons for Switching to SiteLink Web Edition

I chose SiteLink in large part because of all the glowing customer reviews and because they seem to dominate the industry. Have gone through the experience of now implementing Sitelink and as mentioned a host of its affiliate products, its truly shocking to me that all these other users seem to have such a positive tech support and customer service experience. I am left to conclude that either I have a dark cloud following me around when it comes to SiteLink, or else these reviews are fabricated.

I have been using this for several years and feel that it has been an easy to use tool for the storage industry. I have had several instances where I have had to contact their customer service area. Everyone has always been very helpful and timely in helping me solve my problems. I appreciate them.

Pros

SiteLink is easy to use and easy to teach. It just "makes sense". I came in not knowing much about the storage industry - our company uses SiteLink and it was easy to navigate and teach myself how to add items needed and help my customers. Their customer service is wonderful!

Cons

Some items are not backed up - as I found out the hard way. During an update, I lost all my ID photos that were inserted.

Lots of functionality. Great for payments, transfers, move ins and outs, price increases and more

Cons

The updates aren’t seamless and we usually have to do an administrative update to fix Sitelink. The website for making an appointment needs to ask for more information - drivers license, dob, alternate info and should be called something other than appointment .Recurring charges should be prorateable (not just at move out)

Great program for the self storage business. I really appreciate the amazing help I get when need it, all I do is call and sitelink remotes in and my learning curve issues are gone!! Also, the implementation of the program was very good, the computer technicians that got me up and running were very user friendly and very skilled at their jobs.

I do like it. I know I am not an expert, and there are things I do not know about. And maybe what I don't like about it I could fix if I knew more. But that means; teach me better. I did the videos in the beginning, and things have changed, and I do not have time for your Webinar no matter how hard I try. And the ones I did have been okay.

Pros

SiteLink has grown with my business from a stand-alone in 2000 to the Web Edition with the Hub today. I like checking in using my phone or laptop at home and being able to take care of simple issues without coming to the office for a customer.

Cons

Updates happen a lot, and that is a good thing. But when the changes are to the way something is done, it is hard to find out how to use the new changes. I have often called because I don't have the time to research and find the direction for the recent changes. If a link to a how-to video, or this is what we just did, came in an email after every update, it would be amazing.
The other thing I do not like is the Invoices. They look like they were quickly made by someone who just doesn't care.

The only benefit I can say that I have gotten is that it is easy to use for what it is. The time wasted logging in and out of different locations to run daily operations remotely and the lack of a fully functional cloud based solution has made any benefit to using this software seem non existent.

Pros

I like the ease of use that the software offers. The learning curve is very small. The online training videos are great, support is excellent when they are able to help with your issue. Everything is in a place that seems to make sense. The flow from step-to-step is there. Fast process to rent, move-out, take payments, etc.

Cons

My biggest dislike about SiteLink web edition is the fact that if you run multiple locations as I do, then you have to log off of one location and then login to the other location for everything you need to do. You cannot have multiple locations open on one computer at the same time. There is also a huge issue with using DoorKing software and gate controllers with SiteLink when you are running multiple facilities. The online version of SiteLink, MyHub is getting better, but is FAR behind the competition in terms of functionality. It lacks so many features that are absolutely imperative to run daily operations that it forces you to use the Web Edition and spend wasted time switching from one location to the other, even when they are all under the same corporate code. If MyHub had the functionality of Web Edition I would be a SiteLink user for life, but it doesn't and as far as I can see, updates are slow going with no information given to users on what is coming, when it is coming, or any real insights. The repeated answer I have been given is "we are working on that", or "it is a known issue", yet no details on a fix. This leaves me constantly frustrated and currently looking for a better PMS that will do what I need, is cloud based, and will work with my Kiosk, website for online rentals and gate controllers. If I find something that fits those needs, I will leave SiteLink without second guessing my choice. I feel like I have wasted valuable time waiting for updates.

Pros

I like that I am able to access our records from anywhere. Occasionally I am required to review records in order to assess whether a customer is having gate issues or they are locked out for a reason. I like being able to see when I last raised a customer's rate.

Cons

Some of the web edition features are very different than the stand alone. For example, gate access is not as straight forward in the web edition as it was in the stand alone, same with adjustments - it is not as easy as finding a returned check as before. Occasionally I need to enter a check number vs looking for the individual who initiated the check.

Customer service is horrible, the worst I have ever experienced in my 20+ years of owning businesses. This week, we were forced to move to their merchant services platform and we have had issue after issue. We cannot process some credit cards, we cannot refund amounts due to our customers, it is a nightmare. I would have hoped the functionality would improve but it just gets worse as sitelink continues to buy more companies and adds on more features for them to make more money. Meanwhile, their customers all suffer.

Sitelink Software and its integration to many other awesome programs have improved the control of our older Storage Portfolio and contributed to enhancing its value when we sold it in 2014.
As we use the Software for more than 10 years we, as well as our many locations, have from time to time placed many calls to SiteLink Support Team. The calls were always answered with a Top Smile and the individual knowledge of each Support Team Member was always there to assist us at all times!

My name is Frances, manager of 325 unit facility. I wasn't to happy changing from site link stand alone to web edition. I was always rushing cause seems like the 1st of the month was tomorrow, that meant that I had to spend 2.5 hrs running credit cards, whether it was my day off (Sunday) credit cards had to be processed. 2 part tickets were cut and file, (don't have to do that anymore, don't have all that bulk). The 2nd part detach for the end of day summary report. My day started at 7am rushing to be ready to open at 9am. NOW it takes me 5-7 mins to run my credit cards, I don't have to worry if someone will interrupts me, causing me to have a mistake, then taking time to track , correct , double entry, no entry, this is an experience that has been worth the money that the owner invested. Site Link has allowed me to do early walk thrus, remove old leases, and files. A smoother start of day, take a break, lunch away from office. I met our rep, an angel with knowledge of how to teach someone that is needing assistance, a people person, he is a good asset to Site Link. I recommend this software to you and a teacher like our rep.

The credit card process I like the most cause I have the time I needed to do other stuff, with out a maintenance man on the 1st it was awful.

Cons

Give a credit when customer has zero balance, or maybe I don't know how.

Thank you for the kind words. Sebastian is one of 6 sales people who are not "typical" sales. Sales has to know the program inside and out, not just "sell" it. Every person here worked in technical support when they first started at SiteLink. Everyone here has to know our product.

I am glad you see the faster operation and added features of Web Edition, vs the older PC-based SiteLink. Web Edition is a huge step up, not just "doing the same as PC-based SiteLink, just on the Internet."

Consider adding ACH or bank draft to eliminate credit card fees. Ask us to get started - SiteLink Merchant Services offers both ACH and credit card processing!

Finally, there are ways to give tenants credits even if they do not owe anything. Please call or email us to show how. One such method: create a new charge, apply a credit. That way, we track all liabilities and respective dates on financial reports; both on the accrual or cash basis of accounting.

Has decent functionality but is old and clunky

It has all the functionality you need to run your storage company.

Cons

It’s incredibly hard to navigate. The workflows aren’t clear at all. The UI is so outdated and ugly. They keep building other products but it seems like they work together very poorly so far.

As new managers find out after working in the industry, storage has its own business rules and processes. We created SiteLink and its many updates, including the cloud version in 2006, specifically from client feedback since our version 1.0 in 1999.

We are curious to know what you mean by "building other products." Are you referring to SiteLink myHub, the browser-based version? It works well and seamlessly with SiteLink Web Edition. Pros

This is a good property management program. It tracks pretty much any information that I need to provide to the owner in order to keep him up to date on his property and how he stands financially. Most day to day functions I find to be efficient and simple to master.

Cons

The only con that comes to mind is that reversing payments etc can be cumbersome but manageable after some practice.

With the software, it gave us a better overview of how it business was running, for years we were complacent on our occupancy and turn over numbers, but seeing it in the software and the actually reports and figures, we were no where close to it capability and definitely needed improvements and better growth. In about 2 years with company changes and the software implementation, we were able to raise our occupancy by 30%, which if course in turn increased teenie and profits.

Pros

For our company this is the first and only software we used, transforming from a manual ledger system that we used for years. We finally digitized our services about 4 years ago and let me tell you, our office lives have been so much easier!! Every dept is more in tune to what's going on at the facility without physically being there. I love that you can log on anywhere you have the software installed. From reservations, move in and outs, collections and rent recieving, our office runs very efficiently.

For us, the updates are pretty excessive, we were forced to upgrade our equipment to meet the demands if the software. The learning curve can be difficult, mostly because we never used and computers in the past, so it literally took us 400 months to set up and run smoothly since none of it info was easily integrated from another database, but it was game changer for us, nonetheless.
