Buildium has helped to share the Rental Owner Statement with the clients, by directly providing them access to it, which allows them to view their rental income details. This software doesn't have much complications as compared to other Property Management software.
Pros
1. Buildium is the one of the best software for Rental and property management accounting
2. It is fast and reliable.
3. It enables convenient emailing.
Cons
There are very less limitations to Buildium, it just sometimes, seems quite time consuming.

Pros
Rent tracking and customizable late fee policies, leasing/advertising tools, renewal countdowns, and work orders are among my favorite tools within Buidium.
Cons
The reporting features (especially ePay reports to reconcile credit card transaction costs on a per-property basis) are not 100% clear or intuitive. I would like to see some community best practices for various reports.

This is the 2nd review we have posted on lack of customer services and the unwillingness of this company to assist their clients. Instead of writing a descriptive review we have decided that we will just copy and past section from the last email communication with the companies supposed "Stevie Award Winning" Customer "dis-service rep" Jeana Pndelli. You as the consumer should decide if you would want to be treats as "low priority" based on the below email.

"Hi Jeana,
I have brought this issue up with everyone from call in support up to you now. When you go into reports to search for a budget the drop down menu does not let you narrow down by typing in a letter. Therefore, we have to go through the entire list of all the properties to find the budget we need. Most all other drop downs in Buildium let you narrow down. Why not this one? "

"The "budget vs actuals" report still has legacy coding on the back-end which does not allow you to search within the property field. It has been a while since we updated this feature/report which is why the older coding still exists. I can bring this to our level two support team's attention as I agree each report parameters page should be consistent."

I spoke with the product manager in charge of this feature last week and he let me know it's still in low priority status but he hopes to have the redesign done as soon as possible some time this year. However, we can't give a definitive time frame just yet since lower priority items often get bumped lower for higher priority bugs.

Accounting reports that tie out the balance sheet and allow you to drill down.
Cons
Prepaids is a bit confusing. Budget vs actual report cannot do thru the month vs the end of the year without picking up some of the current month. Some CS reps are better than others but overall helpful

Pros
Having access to the data base provides our company with tracking options on many levels as well as a 24/7 information resource!
Cons
From a contractors perspective, it would be extremely helpful to have a full understanding of what are capabilities are inside the system with the access we have been granted.

I would recommend buildium to anyone looking for property management software. Their support staff and their continual improvements are worth it, and the value for the software is fantastic.
Pros
The support team can answer EVERY question and are so easy to use. I don’t hesitate to call even for minor items.
Cons
The financial reporting and owner portal financials are a little lacking.

It is very user friendly and easy to navigate.
Cons
I do not like if a tenant has a credit on their ledger it automatically charges them a late fee, it is like Buildium can not distinguish a credit from a balance owed.

The banking is confusing to setup - and waiting 7-10 business days to be approved along with 3 months bank statements is difficult when we have a new account for a new building.

I went from using quickbooks to buildium. The products are night and day. Buildium definetly offers way more. The only issue I have is with the accounting side. I wish it had the capability to track expenses by apartment so I could keep track of renovation costs. You can't customize the reports as much as I would like. QuickBooks had a great feature so you could track and reconcile your loan payments.

With Buildium, all my income and expenditure information, receipts and invoices plus lease agreements etc are all stored in the one place. At tax time, printing out reports for my tax agent is simple and quick.
Pros
Easy to use and can cope with multiple properties.
Reports can be generated for variations in financial year reporting of different counties.
You can set up recurring bills so they appear on your list of things to do which reminds you and you don't have to re-enter all the data each time you have a bill to pay.
Cons
This is an American based program and for American users, it offers the ability to pay bills direct from your bank account etc. For me in Australia, this facility is unavailable.

Been using Buildium for about 6 years. We have been able to manage properties much more effeciently and thoroughly. Tenants now are more interactive and easier to recieve payments and get work orders done, so much less deferred maintenance. The software is intuitive and pretty easy to use. When we have needed Customer support there has typically been a live person that is very helpful.
Pros
The software is pretty easy to use, intuitive. Buildium does not really encourage integration with other Apps easily.
Cons
That Tenants can't do Independent Home inspections. OR that We can't tie another software into Buildium easily to allow us to customize a few things.

Because we are a smaller company and did not need to manipulate software as much as Yardi allows (therefore costing more). FYI - I recently tried to upgrade my buildium membership but it absolutely did not make sense financially. I think it would be beneficial for there to be an option for smaller companies of less than 100 properties to be able to get the premium package for a lesser price. (I want open API and will not ever be more than 50 properties, so a package for a smaller number of properties would be something the big companies like Yardi don't offer)- Industry: Real Estate

Before we were using Google Drive and kept track of everything with spread sheets. Buildium makes it easier to keep all of your information together in one spot. Buildium is very user friendly. A little confusing at first but once you grasp how they organize everything you will catch on very quickly.
Pros
This app is wonderful and really helps keep the tenants, leases, contact info, maintenance requests, leasing and listing, Property Management, Work Orders, finances everything to do with Property Management all in order. It’s a great way to keep your company organized.
Cons
I wish that there was a feature that we could have the list of tenants, like with outstanding balances, and when leases are close to being up etc. There’s a process, and I wish I could have a list of tenants with the check mark boxes beside them to mark off and keep track of each process. And even when I leave the page, and go else where in Buildium. When I come back to the list it is still the same as when I left it and I don’t have to start over. Just so I can keep track of which task and property I’ve already done for said task. For example: We have leases ending soon, I have to email each owner of each property to see if they want to do a rent increase or move out. This is where I would need my first check list of tenants I need to do this for. Then the next step is to create said rent increase notices or move out notices , this would be the second check list of tenants so that I can mark off and keep track of each step of the process and which tenants I’ve already completed the rent increase notices/move out notices for. I need this to be able to make separate lists that save even when I leave the page and go else where in Buildium. Right now there is a check box by each tenant, but it’s not really designed to keep track of what your doing because when I leave the page and come back my check marks are gone and I have to start over and try to remember which tenants I’ve already completed the process before. When dealing with tons of tenants this would make my job easier

Also all the cool features like making templates for various documents /emails and being able to send them out to all 100 tenants if I need too all at the same time. That makes my life so much easier. Also Buildium keeps track of tenant payments and finances, you still have to do your part finance wise but it makes everything easier. While we don't currently have a checklist ability for your move-out or renewal process, you should be able to see the information you're looking for by running a Rent Roll report, which shows you most of the information you're looking for. You're also able to run Buildium in multiple tabs or windows at the same time, so you can keep the report open in one window, and navigate to any other page in a separate window.
I recommend submitting this as a feature request by selecting the "Suggest a feature" option in the Help & Support menu in your Buildium account.

Easy of use from the user end. What I like about the company is the always are trying to improve in areas that need it.
Cons
I don't like the website. It looks old and not professional. Other software companies allow the use the ability to have a website made for them for a cost and buildium does not. As my company has grown it would be nice to show how we are professional and a good management company with a modern more professional website.

Friendly interface and good functionality overall.
Cons
The Customer Service is VERY POOR - tickets get generated but not followed up on. You have to call multiple times because you get to speak to untrained and unexperienced people who are very limited in their action to solve an issue. Our business was in put in serious jeopardy due to Buildium's decision to put a hold on our bank account due to incompetencies of underwriting team of verifying basic information as an SSN - we had to wait a week to get the funds released when finally (after 3 years of service) they were able to run a basic background check on us to confirm that everything was in order. Very poor business decision on Buildium's side....
Be very careful when trusting a company like Buildium run your customer finances in this manner..... Very disappointing and unprofessional!!!

I train multiple users of Buildium to use it, help fix issues as they occur. Buildium makes it very easy to do and explain. I use it everyday doing the books in full for several accounts. I never cringe when investigating accounts for other peoples' errors because Buildium is so clear.
Pros
*Ease of use cannot be overstated
*Screen aren't overly "busy" and the fonts are easily read, layout is obvious
*Accuracy and flexibility to make all accounting coherent and easy to explain to brokers/owners
*Reports generate quickly and while viewable on the screen can zero in on specific transactions, with interactive links
*Ability to email individual reports or export in a variety of printing styles
*Bank reconciliation and tie-out cash to properties and owners and company is simple
*Communications have improved a lot in the past year - SMS tracking communication with tenants is much better.
* banking window is AWESOME Being able to select by property and dates... Wonderful!!
Cons
*Reporting fails - prints two pages when unnecessary, waste of paper, most people want one pagers
- inability to email all owners their statements to each owner all at once. Can email individual reports only. Can't select properties on the fly- have to create a printing Group first.
*Email addresses in owner and tenant records still tried to jump outside of Buildium instead of taking you to a simplified email interface within for tracked communications.
Sometimes it's a little clunky navigating back and forth to common areas like between lease and property
*Inability to produce a Invoice to the owner for reimbursing the broker/property manager or other vendors as needed. Owner statement doesn't reflect bills for the property entered but not yet paid.

Bookkeeping and reports are easy to enter and pull. Reconciliations are flawless. When I figured out that we could save documents/invoices by entering all outgoing payments as bills first, it was GREAT! The approval process is really good for checks and balances in our management of the community. One of the issues that I believe will be solved in the next 10 years is that some of our most elderly residents (usually those in their 80's) don't like portals and believe that their information will not be secure. Younger residents don't seem to have the same issues (by younger I mean anyone under 80). In 2017, when we took over management from a management company, we had a treasurer who wanted to do accounting and tracking with spreadsheets and was literally afraid of online software. He was over 80. Because of the time it takes to manage a community as a volunteer, it is usual to have elder individuals involved in boards and committees. We have it down to a handful of those who refuse to go to their portals. Lastly, my request to have an online process for architectural control does not seem to have gotten to the front of the line. It would be so beneficial for us to have that to be able to streamline another process for self-management.
Pros
Buildium has been great for our resident managed HOA. We did a thorough vetting job in choosing our management software, and it has lived up to what we hoped for. The books are right there, and we can allow anyone to see all that is going on at any time. Board members and volunteers have different levels of access, and that has made it easy for reporting. Resident portals are great, and the communication is easy.
Cons
Size of documents/invoices you can is smaller than needed, so I often have to split documents into parts which is annoying. The email took doesn't allow cut and paste of a pdf into the body of text. I always have to send our newsletter as an attachment. Sometimes q & a does not answer my questions for simple things -- such as, I misspelled the name of a new owner, and it took me 30 minutes to figure out how to correct, because there was no answer provided in q & a. My biggest "complaint" would be that this is rental focused in some regard, and we have no tenants. We only have owners, and residents sometimes tell us they are confused by the things that say "tenants" or refer to rentals.

The benefits of utilizing Buildium for home construction companies are too many to list here. From management being able to see the project all at once and not have to look in different sections. Subcontractors being able to log their hours per project tasks for easy invoicing. Owners with the ability to go on and see how the construction is going, choosing selections, and keeping in contact with management. For bookkeepers the easy integration of Xero and Quickbooks online is fantastic. If you haven't tried Buildium and are looking for a superb property management software, sign up for their free trial and take it for a test drive.
Pros
There are several items within Buildium that by far surpassed other property management companies. The ability to upload subcontractor paperwork and have all the information in one place securely online with reminders set up when expirations or missing information is needed. The ability for everyone with accounts set up to communicate, check on tasks, and proposals all in one place for easy referral. One of the easiest implementations and setups for property management software. But the absolute best thing about Buildium for me anyways is that you can list as much information from sales, tasks, proposals, selections, etc. I truly believe that all companies need to keep as much information as possible on file and with Buildium you can put as much information as you need, place tags for easy reporting, and this information is for authorized users to see. To me, you can never have too much information and it makes is so much easier if you have a person leave and the new hire to move it and look at the information to be brought up to date.
Cons
When I first started working with Buildium I wished that there had been a step by step workflow check sheet because at times I had to go and research if I was entering the data correctly. But that was quickly solved while speaking with Buidium's excellent customer support team members.
Finally, I would recommend a Buildium forum where all users can go on and if they have questions can post it to the forum as another user may have had the same problem.

It has been a good change for our business from where we were a year ago -- still tracking rental information in excel spreadsheets. I am the one who uses it daily, but the others in the business that need to pull information from time to time find it easy to use and that it has the reports they are looking to find. It definitely has helped us save time on some things. However, some of the shortcomings described in my explanation of things least liked add back time. I'm hoping in participating in this and voicing my feedback to the reps that I'll see my suggestions used to improve things in the future.
Pros
I had used the software at another company and thought it would work well at my current job. I really appreciated the customer service from my past experience. I have had only one less than favorable experience with the customer service received in my years of using Buildium. I like how easy it is for our tenants to use and navigate. It has encouraged most of them to pay online which is a huge time saver for me.
Cons
Since we do commercial leasing and not residential, there are some misses in my opinion. I'd say my biggest frustration with the software is the eleasing formatting. If you have a document with tagged information boxes, if you enter in one wrong piece of information instead of being able to edit just that one box, you have to cancel the whole document and start over. That's rather a pain. So I've been uploading forms more instead of using the saved elease documents for this reason. Also, I wish there was a way to tailor the communications better. My tenants want to receive monthly rent invoice yet your system only generates monthly statements. So I have to manually make these monthly, which is time consuming. It would be nice if I could create something like this. I worked with several customer service reps on this tasks and it was decided that what I want done is not possible at this time.

Overall, I am very happy that I've made the switch to Buildium. While there was a small learning curve (as expected), the training we received was excellent. While there are a few limitations to the software for my business model, it works and we've been able to adapt our processes easily to fit Buildium's work flow. As with any accounting software package, it may not be able to do everything your business requires, but it does work and it does work well.
Pros
All in all, this software works great, and is very stable. The process flow is intuitive and simple, but as with every software, has it own unique quirks. Once you get the process flow down, it does pretty much everything you could want a property rental software to do. This software is more directed at either individual landlords, or property rental companies who rent other people's property. If you're a company who self-owns a group of properties, just know functionally the software works great, but some of the reporting options and budget options won't fit that business model exactly.
The functionality is there, and it works well. Incoming payment processing, and the automatic tracking of it works really well, and the multiple payment options are great for my customers.
Moving from a traditional quickbooks-style accounting software to the online system, has been great. The functionality to log-in from anywhere (including mobile) to access the system is a huge improvement, and allowing multiple users to log-in at the same time is great. A bunch of the manual entry and accounting minutia that I experienced before has been removed from my plate.
Cons
From my customer's perspective, there are two main short comings of the software package. The first is the mobile app -- I'm told its slow and clunky to use. The general consensus of my customers is the web portal is superior and much easier to use. The second is the length of time a financial transaction takes. The transaction time for a credit card payment is typically end of day or next business day (not an instant charge), and an ACH is typically 2 business days to pull (so a customer can initiate the payment Friday, but not have money removed from their account until Tuesday.)
From the business/accounting side, while all the data is there in Buildium, you can't do much easily with that data. The reporting side is very limited. While there are roughly about 20 reports built into Buildium, they are limited. There are the obvious Balance Sheet, P&L, Delinquent Customers, etc. reports -- it's pretty much limited to those built in reports. Getting data out of Buildium to play with in Excel is difficult, and the lack of reporting options can be disappointing.
As stated before, the reporting and budgeting options in this software lends itself well to looking at houses at an individual level, but if you're a company who self-owns many properties - you won't be able to budget along the traditional company level -- all budgets are locked to specific houses.

I had been using a DOS based management program for nearly 20 years and had to go online due to the changes in technology. It was a very stressful time trying to find a program that could do what we needed and was affordable and that I could manage on my own. Buildium has been the answer. We LOVE the online payment option for our tenants and landlord. We LOVE all the reports and the way the accounting process is set up. Most of all, we LOVE the excellent customer support we recieve from the Buildium team. The whole experience has been outstanding.
Pros
The customer service is OUTSTANDING! There is no way to be able to solve all the problems of transitioning to a new program on your own; I tried that with another program, using the excellent documentation they had provided but was never able to overcome some of the posting problems I encountered. I ended up frustrated and stressed out from being unable to understand how the program wanted me to do things. However, when I ran into any problem with the Buildium program, all I have to do is submit a support ticket. I normally recieve an answer back within 24 hours. If it is a serious problem, I call customer service and I am ALWAYS able to reach a LIVE, FRIENDLY, American speaking Specialist that is able to see what my program is doing and walk me through the problem to the point that I can manage it and they always explain what is going on so I can understand it!! It is the absolute best program I have ever used, in any field, in my entire 40 year career in Property Management! And they are constantly updating the program and making it better! I don't think I have ever been happier with a buying decision in my life. I highly recommend this program and company to anyone who is going to be managing real estate.
Cons
The ONLY thing I can think of that I don't like about this program is that one of the report sorts I use is done by the owner first name, instead of last name and the security depsoit breakdown report is done by Owner name, instead of the Tenant Name. Other than that, I can not think of a single thing to complain about. It is a great company!

I love Buildium. They followed up a couple times after I made the initial purchase. The people that called me were respectful of my time and interested in my business and how they could help. I couldn’t ask for better. The platform was easy to figure out simple to enter all of my properties, tenants, vendors, and reoccurring charges. I recommend this company often to friends.
Pros
I own my own properties, but I have 60 doors, and that is far too many for me to use a simple accounting software. Of all of the different platforms I have used, Buildium has been the very best. My building managers can all log into this one platform to view and schedule repair requests, add rent payments, and pay vendors. It was easy to set up. It’s simple to add bills. I can pay vendors directly through Buildium. And with the fantastic, multifaceted,reports, I can see exactly how I’m doing on a property without having to search through files or sifting through complicated reports. Buildium has really nailed the business.
Cons
My least favorite feature is the bill pay. When I enter a bill, I don’t like having to click a second time in order to pay the bill. I want there to be a place where I can enter the payment on the same page. If I don’t enter payment then that it should be listed as outstanding, but doing a second click to make the payment and a third click to record the payment is a little inconvenient.

Pros
Buildium helps keep everything organized. We have about 70 properties and I cannot imagine keeping track of everyone's rent, leases, contact information, maintenance requests etc without Buildium. I use it almost daily and it makes my life much easier/saves me a lot of time and hassle.
Cons
We have the business version with great customer service. However, I also use it privately and I wish that the customer service was offered to all levels of memberships. Also, it would be great if old applicants could be completely erased. That option does not exist once they've submitted an application and it's hard to filter through all the applicants for a property when there's so many. We do not need to have those on file anymore and there is no option to remove them. Also, the Credit Card fees seem quite high for those paying rent without a linked bank account.

Customer Care is provided on all subscriptions. Essential subscriptions are exclusively ticket support, which is handled by the same folks who answer phone calls.
On the topic of old applicants, other customers have found success with filters on the Applicants page. If you only want to see New, Undecided, and Approved applicants, you're able to select those options from the status dropdown list. Check with the customer care team for further tips.

We've been using Buildium for about 2 years, long enough to get a good feel for its strengths and weaknesses. My overall impression is that this is a good product for small to medium size residential property management firms (10-100 units). If you have fewer than 10, this product is overkill. If more than 100, you'll probably find it too simplistic. The product is geared to residential properties and residential associations. Managing commercial portfolios with it can be difficult.
The Good:
Accounting functionality is pretty strong. GL, AR, AP, budgets and property ledgers are handled seamlessly. Very easy to use even for beginners. I like the global search functionality. You can pretty much find anything using it without navigating through the menus. Pricing is relatively inexpensive.
It's cloud-based, so you don't have to maintain any software on your own computers. You can access it anywhere with a web browser. Some people see this as a negative, but we've not had any issues with Buildium being down unexpectedly. The scheduled maintenance times are generally late at night.
Support is good if you're having problems with the standard functionality. In general I would say the support staff understands their product well. And you can get them on the phone to explain things. That's becoming less common with companies today.
Document management is hit & miss. I love that I can post a PDF receipt for every expense right there in the ledger. However, documents at the property- or owner level are less helpful. It's just one big bucket per property or owner. Having a folder structure would be a big help. (Not there today.)
Buildium offers tenant bill-pay through an online portal for rent payments, and also outbound electronic payments to property owners. It's done through a 3rd party vendor and at additional cost. This is a double-edged sword. Very convenient; it makes the bookkeeping entries for you automatically. But if you're doing outbound payments, make sure to treat it just like an online banking account (long passwords, be careful of who in your office has access to it, etc.) Allowing for extra security questions or letting users limit the IP addresses that have this outbound payment functionality would be helpful.
The Bad:
As noted, you'll get frustrated if you're trying to use this for commercial properties. The designers make assumptions that you're doing residential.
CRM functionality is practically non-existent. This is an accounting package. They do have some decent (and customizable) postal-mail templates and can do mail-merge so you can send notices to tenants and owners. But this does not extend to email. You'll need another product to do CRM and do double data entry between systems.
There is no integration layer or API, so no chance of integrating this with your CRM system or generating custom reports.
The reports, while nice-looking, are as-is and not customizable in any way. You're stuck with what they give you. They make some odd design decisions sometimes. For example, you can't generate an association owner invoice for an owner who lives someplace other than the managed property. The invoice is always addressed to the managed property, even if you entered a different mailing address for the owner, as if an association owner would never rent out the property. These types of oddities abound, and the product support folks will never acknowledge it as a problem. They'll tell you to fill out an enhancement request, which may be considered for implementation someday, or may not. You'll never know. Providing a way to customize reports or providing an API would help in this area.
In Summary:
Buildium is good at what it does, but what it does is pretty limited. You will likely be happy if you're in their demographic sweet spot (10-100 residential units). It's cheap enough to sign up and try it out to see if it's right for you. If you manage commercial properties, have a very large or complex portfolio, or need integrated CRM capabilities, it's probably not for you.
